What’s the opportunity? (Role)

Hereworks is the leading digital building contractor delivering intelligent, integrated environments across commercial real estate, corporate offices and large mixed-use development projects, both new build and “back to shell retrofit”. We are seeking a highly connected, relationship-driven Business Development Manager whose primary purpose is to open doors and make introductions to the right decision-makers within the construction, CRE, developer and FM sectors. This individual will leverage their existing network and industry presence to secure warm introductions and high-value meetings, allowing the UK Director and Hereworks sales team to engage, pitch the vision and close opportunities. They will act as the connector and first point of contact, building visibility for Hereworks in London and key regional markets including Manchester, Leeds, Birmingham and beyond. They will also seek to promote and grow our business in the retrofit market (Retrofitting Smart Technologies into live office environments), which is set to grow rapidly through to 2030.

What will you be doing? (Responsibilities)

Door-Opening, Networking & Relationship Building

• Identify, engage, and build relationships with key stakeholders and decision-makers.

• Secure warm introductions and organise high-quality meetings specifically for the UK Director to attend and present.

• Maintain consistent engagement to keep Hereworks top-of-mind for smart-building scopes.

Industry Representation

• Attend and represent Hereworks at all relevant events.

• Build a strong personal presence across the UK CRE and construction sectors.

Strategic Market Development

• Identify, map and grow key accounts across priority client segments, including major corporate and multinational organisations, large property developers, real estate and facilities management providers, principal contractors, and leading project management and cost consultancy firms.

• Identify routes into each organisation and proactively establish relationships at the right level.

• Grow Hereworks’ footprint in regional markets (Manchester, Leeds, Birmingham and beyond) where major CRE activity is accelerating.

Pre-Sales Support & Pipeline Feeding

• Qualify early opportunities and identify who the UK Director needs to meet.

• Provide background intel before meetings (organisation, stakeholders, opportunities).

• Maintain a light-touch pipeline tracking process to ensure follow-up and momentum.

• Assist with Full Cycle Sales as required

Key Activities to succeed

• Inclusion of Hereworks in more tenders across London and regional markets.

• Increased volume and quality of new introductions and meetings arranged for the UK Director.

• Growth of relationships with top developers, FM operators and consultancies.

• Personal presence at industry events and CRE forums.

What do you need? (Requirements)

Industry Experience

• Minimum 5+ years in business development or a client-facing role within:

- Construction

- CRE / development

- Smart buildings / digital infrastructure

- FM / building operations

- MEP or main contracting

• Must have an active, high-quality network across developers, operators, FM firms, contractors and CRE consultancies.

Skills & Attributes

• A natural connector with excellent networking and relationship-building skills.

• Strong personal presence and confidence engaging senior-level stakeholders.

• Deep understanding of CRE development cycles, FM operations and building technology trends.

• Highly proactive, self-motivated, organised and comfortable working autonomously.

• Excellent communication, presentation and storytelling ability.

Desired but not Essential

• Familiarity with smart building technologies, building analytics, BMS, digital twins, AV/IT and workplace technologies.

• Existing presence in CRE networking circles and industry bodies.

• Experience generating opportunities early, pre-design or pre-tender.
